Booking & Staying

Who operates / runs / owns the campsite?

Cromarty Camping is a community owned and locally operated campsite, run by Cromarty Community Development Trust, as a community business.

All profits from the facility are returned to the town by way of employment and to trigger other projects and works for the benefit of the wider community.

The campsite is run by staff and a board of volunteers from Cromarty Community Development Trust, and there is a daily presence on the site.

When does the campsite operate?

Cromarty Camping is open daily, year round.

Owing to unforeseen circumstances, or an emergency, we reserve the right to change our opening policy.

Is the campsite manned at all times?

There is not an office onsite, as our booking system is entirely on-line and automated.

There is an appointed campsite warden, and they provide a daily presence on site between 11am-1pm (for two hours), over the changeover period.

We also have an out-of-hours emergency contact for the site.

How often is the campsite cleaned and it is closed for this?

The service building is cleaned daily between 11am-1pm (for two hours), over the changeover period.

As we have private shower rooms with associated facilities, we can keep the service building in action at all times, whilst cleaning, for any visitors with an extended stay (of more than a single night).

What time can I check in?

Check in is from 1pm to 7pm.

We can tolerate the occasional late arrival in the early evening, due to unplanned circumstances.

What time is the latest I can check out?

You must check out by 11am on your departure day; unless you have a firm extended booking – of more than one night – and plan to stay on.

Any problems? Speak with the warden on arrival at 11am.

Do you close the gates?

The gates are secured at all times – and accessed by a key code – but in the interest of other visitors to the site plus the neighbouring properties, vehicles cannot enter or leave the site between the hours of 10pm at night and 7am the following morning.

These are the identified ‘Quiet Hours’ on the site.

What is your cancellation policy?

15 days or more in advance of your arrival date = No quibble, full refund.

Between 8-14 days of your arrival date = 50% refund.

Within 7 days of your arrival date = No refund.

Can I go straight to my pitch when I arrive at the campsite?

Yes – utilising the access code issued within 24 hours ahead of your arrival (by email) to gain entrance to the site.

Please ensure you go to your allocated pitch, to keep our booking system running smoothly; or we may need ask you to move, even if already set up. 

Parking & Connections

Will I be on the same pitch for the length of my stay?

Yes  – providing you have booked this through the online booking system in advance. 

If you have pitched and then elect to extend your stay – subject to availability – you may be required to move.

Can I request a specific pitch?

Yes – but this must be selected at the time of booking.

You can check to see which bay you have been assigned, on the day of your arrival.

Is there an electrical hook-up?

Yes – this is a serviced site, and each parking bay comes with a dedicated electrical hook-up.  Water is from one of two standpoints adjacent to the pitches.

The use of this power is included in the nightly charge as standard.

What is the voltage on the electrical hook-ups?

240V/230V 16A

Is there space for an awning?

Yes – each bay is private and zoned, and there is adequate width to mount an awning* and/or erect a table and chairs etc. Bays 1-5 and 8 are 5x7m. Bays 6-7 are 7x9m. (*Awning size dependent).

We do ask that you don’t connect separate pitches by awnings, if travelling with family or friends. This is to ensure fire breaks between pitches are maintained at all times, to prevent fire spread in the event of an accident.

Can I bring a towed vehicle or trailer?

For bikes – yes – there is adequate length in each bay to bring bikes, on rear mounted carriers, etc.

If you are at maximum vehicle size for the pitch, we recommend you unhook your bike carrier after parking, for the safety of your vehicle and that of others.

For cars – no – we can’t accommodate towed vehicles; there is no car parking provision beyond the 8 motorhome bays, and no single bay is long enough for this.

Can I bring a touring / towed caravan?

In short we don’t accommodate touring / towed caravans, as we are not set up for this.

In high season we simply don’t have the space to accommodate both a caravan and a towing vehicle within our parking arrangement nor the turning space that this requires when operating at capacity. However we may give consideration to individual requests in the lower season (October-March annually). Just drop us an email or phone ahead.

For unrestricted stays with a caravan the nearest site would be the ‘Camping and Caravanning Club’ sites at Rosemarkie or Dingwall.

Can I bring a static caravan to the site?

No – we are not set up for any semi-permanent accommodation and our license does not permit this.

Is the site or are any bays wheelchair and / or walking frame friendly?

All bays are one of two sizes only – for small or larger motorhomes. 

Of these Bay 6 (vehicles more than 6m) and Bay 8 (vehicles of 6m or less) are closest to the ramped path to the service block.

The service block has accessible private shower rooms, and a fully compliant and larger private shower room complete with wash hand basin and toilet and built in supports.

This will double as a family showering room, and may occasionally be in use.

The site is newly developed and once entered, has relatively level access, with a compacted ‘Sustainable Urban Drainage’ material (SUDs) as its finish in all areas of parking and hardstanding for onsite rainwater filtration.

The site is connected back to the town with a public footpath in full.

Can I pitch a tent beside my motorhome?

No, the site is not set up for this; our bays are set out to be physically distanced we look to prevent fire spread at all times.

However, we hope in future to have availability to pitch a small tent in one or two identified grassed areas.

We do accept bookings for single vehicles with an associated roof mounted TentBox. Simply book in as per a motorhome to secure a bay, with a hook-up, on the hardstanding.

Do you have tent pitches with electric hook-up?

Yes, if you are arriving in a single vehicle with an associated roof mounted TentBox. For this you’ll be booked into a motorhome bay (up to 6m) on the hardstanding, and have full hook-up access included in your stay.

No, if you have secured a grassed tent pitch in connection to cycle touring, but you will have full access to the services building as part of your booking.

Can I pitch with a sea view?

If you are booking in a motorhome length of 6m or under, you will be on one of 6 bays which directly overlook the coast.

If you are booking in a motorhome length over 6m up to 9m you will be on 1 of 2 bays, which are elevated with slightly restricted coastal views.

Generally the whole site is set up to capture the seascape (of Cromarty Firth), the townscape (of Cromarty) and the landscape (of woodland) views.

Services

What services are on site?

Two accessible unisex and private shower rooms, complete with toilet and wash hand basin.  These rooms are complete with shaver sockets and electric showers.

One fully accessible unisex private shower room, which doubles as a family shower room. This room is complete with shaver sockets and an electric shower.

A dishwashing area, with a single sink.  This is plumbed with both hot and cold water.

Grey and black water (chemical waste) disposal.

Refuse and recycling collection.

Electrical hook-ups as standard.

Fresh water supply.

These services are open year round to paying visitors.

When is the service building open?

The service building is accessible at all times when the campsite is open, for the use of paying guests only.

At quiet times of the year, parts of the building might be closed off, subject to demand.

We will allow a day rate for up to 2 hours use of the facilities including chemical waste disposal – without electrical hook-up, for the most part of the year, at the warden’s discretion.

Day rates, still need to be booked through the booking system.

There is trace heating to the building over winter, to keep it operational year round.

Can I empty my waste and / or use the showers if I am not staying overnight?

Depending on the overall demand at a given time of the year, we will offer access to the site – for waste disposal and showers only – as a reduced rate day pass, to encourage the safe disposal of chemical waste.

You will not have a zoned parking bay with this pass, nor will access to an electrical hook-up come with this pass.

If it appears on the booking system – and providing you have prepaid for this facility – access will be given.

Is there a washing machine on site?

At present no, but we may address this in the future if the demand is there.

Can I camp?

No – Unfortunately we are unable to accommodate tent stays at the moment, however we hope that this will change in future.

No – We simply do not have additional parking provision, nor level grassed areas, for family camping.  The site is set up in the main for the provision of 8 motorhomes nightly.

Yes – Year round we can accept bookings for arrival with a single vehicle and an associated roof mounted TentBox. Simply book in as per a motorhome booking (up to 6m) to secure a pitch on the hardstanding, complete with electric hook-up.

The Cromarty-Nigg ferry route, provides a safe alternative route to the A9, for those cycling the North Coast 500 and we – generally –  look to promote eco-friendly tourism across our works.

Do you exchange gas cylinders?

At present  – no – but if the demand is there we may give consideration to this in the near future.

As a community operated campsite, we will continue to fine tune the services we offer over the first year of operations, and review these annually.

Dogs & Pets

Are dogs allowed on the site?

Yes, up to 2 well-behaved dogs per vehicle are allowed; providing they are kept on a lead at all times whilst on the campsite, for the comfort and safety of all users.

If you do bring a dog to site, please ensure that you clean up after your pet, and bag and bin any waste.

It is forbidden – at all times – to exercise dogs on the site off lead on the site; please access the beach, footpath into town or the multiple tracks and trails from the town for wider / off lead exercise.

The site has and borders native woodland and we are actively welcoming all nature back into the site (post development) hence why there is a strict ruling about no off lead exercise on the site for dogs.

Late night parties.

‘Quiet Hours’ are 10pm-7am at the site, in fairness to other paying visitors.

 If you look to party hard – into the wee small hours – this is not the site for you.

If you fail to observe this, we politely reserve the right to move you on, without refund.

Equally damage or misuse of the building or services will be charged proportionately.

Do you allow Stag or Hen dos?

More than 1 vehicle in the group/arriving with friends

Can we pitch up next to friends we are holidaying with?

The bookings are on an online system and there is an automated generation of pitch.

If you are arriving with friends, we ask that if parking adajcent to each other you still respect the layout of the campsite which is designed to reduce fire spread. Cromarty’s joy is its independence and disconnect, but it means emergency services are naturally further away. Therefore help everybody out and do not create potential fire bridges with awnings linked across vehicles etc.

If there is availability but not on adjacent pitches, we may be able to accommodate this.

Health & Safety

Can we light a campfire?

Fires – generally – are not permitted anywhere on the site on health and safety grounds.
Campfires are not permitted on the site or the neighbouring beach, for same.

Barbecues and camping stoves are permitted on zoned areas of hardstanding only.
In event of an emergency / accidental fire always call 999 as the first responder.

In the event of a fire or fire-related accident is there any onsite kit?
All motorhomes should carry on board their own fire extinguishing kit as standard.

At the site dry powder fire extinguishers have been mounted across the parking areas and service building in red sealed boxes. The red boxes also contain air sounding horns to alert all other visitors to the site plus neighbouring properties. These are fully accessible to all – in the event of an emergency – at all times.

A fire blanket, is located within the dishwashing area, on site and accessible to all.

Always phone 999 as the first point of call – in the event of a fire related emergency – and secondly locally raise help.

Where do I go if I need first aid?

All motorhomes should carry on board their own first aid kit as standard.

Locally, a first aid kit, is located within the dishwashing area on site.

This is checked regularly and accessible to all in the event of an emergency.

Where is the nearest doctors or dentist?

There is a GP surgery local to Cromarty; and the surgery can temporarily register visitors as ‘resident’ for non urgent care.  Phone 01381 600224

Where is the nearest bus?

Stagecoach Bus : Cromarty to Dingwall, passes through Jemimaville and Culbokie (on the Black Isle) before arrival in Dingwall. This is a restricted service so check online to check what days this runs.

The Cromarty to Nigg ferry operates seasonally from 1 June until the end of September. Catch it from Marine Terrace North, the ferryslip way, beyond the harbour.

Walks

Can I walk anywhere from the campsite?

Connect to the town: 
Take the public footpath from the campsite to access the conservation town of Cromarty. The footpath will lead directly to the historic but working harbour, connecting round to the ferry slipway and the links (with The Cinema), the town centre and its associated Fishertown, Pickletoun and Townlands Park.
Keep an eye out for the Cromarty-Nigg ferry boat!

Connect to the beach:
Cross the road from the campsite and the whole beach front is open to you.
Time it for low tide.  Keep an eye out for Cromarty’s active coastal rowing teams!

Connect to the South Sutor:
For a more strenuous walk, head into town, walk along Shore Street, and then head East to follow the coastal path (away from the campsite) before ascending to the South Sutor and returning by Cromarty Mains.
